What is DA, CC & CDC Development ?

Development Approval (DA) is planning approval from local Councils, after DA Construction Certificate (CC) approval needs before construction. Complying Development Certificate (CDC) is combined planning and construction approval following State Government rules approved by private certifiers.Not all projects are eligible for CDC.

We do only drafting for Council DA Approval & don't do any drafting work for CDC development. Please check with local council or a private certifier whether your proposed development is eligible for CDC or it will require DA approval.

How long it Takes to prepare DA Approval plan?

Average time to prepare plans are 14 days, due to large volume of projects and arranging other consultants there's waiting period and may take 1 to 3 months from first contact.

After submitting all required plans usually 1 to 2 months, however different councils have different process based on project types and processing time may vary significantly.

How long it Takes get DA Approval?

Depends on project size and complexity, but we do charge fairly for plans. If client
is senior citizen or opening first business or have any specific needs we take care of that.

How much it cost to prepare DA approval plans?

Is it necessary to appoint a Town planner for my DA approval?

Projects with multiple site constrains are required to appoint a Town planner to avoid any large pitfall in later stage.

Which Councils you work with?

Any Council within NSW, including any regional areas.

What Project Management Services you provide?

We organize consultants for DA approvals. After DA approval we can arrange engineers, certifiers and other consultants for CC Approval and after CC approval we can arrange builders and do periodical project reporting.

What is Detail Survey?

It's a drawing from surveyor showing property boundary, roads, natural ground levels, service lines, trees, landscape elements and all building elements in site including adjacent to site. We accept Detail Survey from a Registered Surveyors only.

Can I use an old Detail Survey?

Detail survey within last 4 years can be used if no changes was made to site from the date of survey.

What is BASIX Certificate?

It's a certificate that ensure greater thermal comfort, water and energy efficiency in a residential building. It's mandatory for residential construction cost more than $50K within NSW.

What is section 10.7 (2&5)?

It's a zoning & planning certificate issued by council showing all relevant information about land, e.g. planning controls, what type of development allowed in that land, any restriction on land etc. You can collect it from your local council with a small fee.

What is RFI?

A Council RFI refers to Request for Information in DA process is a formal inquiry seeking additional details or clarification on submitted development plans. It is common to have RFI from council in DA aaplication.

What is BAL?

BAL refers to Bushfire Attack Level in a DA is classification system to assess the potential risk and severity of bushfire impacts on a proposed development site, influencing design and safety measures.
